How Much Does a Roof Replacement Cost?
Replacing an asphalt shingle roof typically costs about $4 to $11 per square foot of roof surface in 2026 (Angi's range), or roughly $400–$1,100 per roofing square. NerdWallet, citing Angi, puts the average project around $9,500, with large or complex roofs far higher.
Roof replacement cost by roof size
| Roof surface | Squares | Typical cost ($4–$11/sq ft) |
|---|---|---|
| 1,000 sq ft | 10 | $4,000–$11,000 |
| 1,500 sq ft | 15 | $6,000–$16,500 |
| 2,000 sq ft | 20 | $8,000–$22,000 |
| 2,500 sq ft | 25 | $10,000–$27,500 |
| 3,000 sq ft | 30 | $12,000–$33,000 |
Remember that roof surface is larger than the house footprint: a 6/12 pitch adds about 12%, a 12/12 pitch about 41%. The roofing calculator converts your footprint and pitch into roof area, squares and bundles.
What drives the price
- Material: 3-tab and architectural asphalt are the most affordable; metal, tile and slate cost several times more.
- Tear-off: removing and disposing of old layers adds labor and dumpster costs.
- Pitch and complexity: steep roofs, dormers, valleys and skylights slow the crew and add waste.
- Decking repairs: rotted sheathing found during tear-off is replaced at extra cost per sheet.
- Location: labor rates and permit fees vary a lot between regions.
Reading a roofing quote
Compare quotes line by line: number of squares, shingle brand and line, underlayment type, ice-and-water shield, drip edge, ventilation, flashing, tear-off layers, decking allowance and warranty. A quote that seems cheap often leaves one of these out.
